Does Homeowners Insurance Cover a Slab Leak?

When a slab leak is found, the next worry is often insurance. Every policy is different, and only your agent or insurer can tell you what yours covers, but it helps to understand how policies commonly treat slab leaks before you make the call.

The pipe versus the damage

Many homeowner policies treat three parts of a slab leak differently.

• The damage the water causes, to flooring, walls, cabinets and belongings. This is the part most often covered when the leak was sudden and accidental.

• The cost of reaching the pipe, called tear-out and access: breaking the slab and lifting flooring to get to the leak. Some policies include it; others do not.

• The pipe itself. Replacing a worn-out pipe is often treated as maintenance and excluded.

Sudden versus gradual

Insurers usually distinguish between damage from a sudden event and damage from a leak that went on for a long time. A leak that has clearly been running for months, with long-term staining, rot or mould, may be treated as gradual damage or a maintenance issue.

That is one more reason to act as soon as you notice the signs of a slab leak.

What to document

Good records make any claim easier.

• Photos and video of wet flooring, warm spots, damp baseboards and any water surfacing, before anything is disturbed.

• Water bills showing the increase.

• The plumber's written findings from slab leak detection: where the leak is, what caused it, and the repair options.

• Receipts for any emergency steps, such as shutting off water or drying equipment.

Protect the house first

Most policies expect you to prevent further damage. If water is surfacing, shut off the main valve and arrange an emergency slab leak repair. Don't wait for an adjuster before stopping the water.

Questions to ask your agent

• Does my policy cover water damage from a slab leak?

• Is tear-out and access to reach the pipe covered?

• Is the pipe repair itself covered, or excluded as maintenance?

• What is my deductible for water damage?

• Do you need to inspect before repairs begin?

Choosing the repair
